Overview
EPC Checker ("we", "us", "our") operates the website epclookup.co.uk. This policy explains how we handle data when you use our service.
The short version: we collect minimal data, we don't sell it, and we use it only to operate and improve the tool.
Data We Collect
1. Search queries
When you search for a property, we pass your postcode or address to the official UK Government EPC API. We do not permanently store your search terms. Search queries are processed in real-time and not retained on our servers beyond the duration of the request.
2. Analytics
We use Google Analytics 4 (GA4) and Microsoft Clarity to understand how the site is used. These tools collect anonymised information including:
- Pages visited and time spent on each page
- Browser type, device type, and approximate location (country/region level)
- How you found the site (search engine, direct, referral)
- Interactions with the search tool (searches performed, not the specific queries)
We have configured GA4 to anonymise IP addresses. We do not use analytics data to identify individual users.
3. Cookies
We use the following cookies:
- Google Analytics cookies (_ga, _gid, _ga_*): Used to distinguish users and track sessions for analytics purposes. These expire after 2 years (_ga) or 24 hours (_gid).
- Microsoft Clarity cookies (_clck, _clsk, CLID): Used for session recording and heatmaps to understand usability. Expire after 1 year or session end.
You can disable cookies in your browser settings. Note that disabling cookies will not affect your ability to use the EPC search tool.
Data Sources
All EPC data is sourced from the official UK Government Energy Performance of Buildings Register, operated under Open Government Licence v3.0. We do not control this data — we display it as provided by the register.
Third Parties
We share data with the following third parties as necessary to operate the service:
- UK Government EPC API: Receives your search queries to return EPC results
- Google Analytics: Receives anonymised usage data for analytics
- Microsoft Clarity: Receives session data for usability analysis
- Cloudflare: Our hosting and CDN provider — handles all web traffic
We do not sell, trade, or transfer your data to any other parties.
Your Rights
Under UK GDPR, you have the right to:
- Access any personal data we hold about you (we hold very little)
- Request deletion of any personal data we hold
- Object to processing of your data
- Lodge a complaint with the Information Commissioner's Office (ICO)

Children
EPC Checker is not directed at children under 13. We do not knowingly collect data from children.
Changes to This Policy
We may update this policy from time to time. The date at the top of this page reflects the last update. Continued use of the site constitutes acceptance of any changes.
